We provide coffee, teas, sugars, to go cups, and more. *Small appliances: microwave, blender, toaster, air fryer, crockpot *Cookware: pots, pans, baking dishes, roasting pans *Food Storage: containers for leftovers, mixing bowls, dish towels, sharp knives, cooking utensils *Glassware: Glass + Plastic Drinking glasses and Wine Glasses *Filtered Water from the fridge + Tested Well Water (delicious!) *Cleaning: paper towels, sponge, hand towels, trash bags, detergents provided *Condiments, Basic food and snacks (to start you off for your stay) *Dog treats and Food (if you forgot to pack) ^ Dining Table seats 6 ^ Full bathroom, toiletries, Shampoo, Conditioner, towels, hair dryers, first aid kit. ^ Master Bedroom with King Bed, dresser, full length mirror, charging stations, fans, desk inside the closet ^ Second Bedroom with Queen Bed, dresser, full length mirror, charging lamps, fan ^ Living Room: Open Plan layout, Sectional, 70" TV with Apps, propane stove, reading nook DECK: ^ Seating for 6 ^ Dining table for 6-8 ^ BBQ + Propane ^ Large wraparound deck with gate to keep in dogs/kids PATIO: ^ Solo Stove with seating for 6 ^ Firewood (plenty) + starter materials ^ Porch Swing FUN SHED: ^ Corn hole ^ Kayaking vests (equipment down by the pond) ^ Yard Games ^ Two Bikes ^ Two wagons ^ 6 Kayaks (down by the pond) THE PROPERTY: Unplug and walk down to the large private pond, or venture further down through our cornfields on marked paths to the Delaware River - it is 2/10th of a mile from the house. You can also hike the private marked trails on the property (look for the map on the wall of the first floor). Bring your fishing poles, light a fire in the pit by the pond, and spend the day catching fish. Or stay by the house and throw the ball or play corn hole on our large lawn. And don't forget to play wildlife bingo! We are equipped with a Generac whole home generator so you never have to worry about losing power while you stay with us. We are dog friendly, but do not allow cats (the owner is allergic). No smoking in the house, no large parties, and we ask that you keep the noise level down after 10pm. We are centrally located: 3 min to the Milanville General Store (it has everything!) 5 min to Cochecton (great wine shop and restaurant) 9 min to Callicoon 15 min to Narrowsburg 20 min to Bethel (good concerts) 30 min to Honesdale PA 30 min to Masthope for Skiing - Ski Big Bear 40 min to Livingston Manor and Monticello

Other Details to Note

There is very little cell service on the property. We have excellent Wifi and recommend using the wifi cell service when you arrive. The river, pond, and streams have no lifeguards. The river can rise up onto the property. Be aware and interact with the river at your own risk. Please note that the river is located 2/10th of a mile from the house. It is a wide marked trail to the river, but it is a walk. The water you see from the house is the pond. We are not responsible for the weather, including but not limited to snow and ice. Guests must take their own precautions and navigate weather at their own risk. We HIGHLY recommend a front wheel drive or 4 wheel drive vehicle during the winter months. We have wildlife on the property and take no responsibility for their actions. They are generally afraid of people, and it is a pleasure when you see them (deer, otters, beavers, fox, squirrels, coyote, and more). We are held harmless for any incidents that may occur with wildlife or nature at large on our property while you are visiting.

We have stayed in many pet friendly rentals over the last 5 years, but none of them have truly felt actually pet friendly until this one. Something as small as having towels specifically for the dogs goes a long way with pet owners. The property is beautiful and the home was filled with everything that we could have ever needed for our stay. The home was clean and comfortable (even when the outdoor temperatures were well into the negatives). We really enjoyed our time here and are already planning our next visit. Having so much space to roam with our dogs without worry of other people or pets is amazing. 10/ 10 experience - I really cannot say enough great things about this rental.

Easily one of the best stays of the year! I loved the small towns nearby, freedom of land for the dogs to roam and all the creature comforts to make our stay comfortable. Anna was awesome with communication and I can't wait to reserve a week in the summer! We will most definitely be repeat visitors!

Property was perfect! We will be thinking about it for days to come & can't wait to return again in the future. Had everything we needed to be comfortable & feel right at home. The crisp morning walks through the fields, the beautiful seclusion on the river & the quiet of night really gave us the short reset we needed. Highly recommend this spot to anyone looking for a home away from home amongst nature.

Wow. We have stayed at many dog friendly rentals, but P&P takes the cake. The house is amazingly warm and inviting…and clean! Nothing gives the ‘cheap rental’ vibe. From the furniture to the silverware, everything is solid and quality. We loved all the games provided as well, and had a planned family Bingo event each night. The outdoors…now THIS is where it’s at (for us, anyway!) As a nature, water and fishing loving family, we couldn’t have found a better property. We brought our ATVs for added fun. My kids had a blast riding around, and we enjoyed the convenience of having them. We visited in early November, and cannot wait to rebook in the summer for river play fun. Our dog had a fab time being off leash. So many paths and treks for us to explore together. The Solo stove on the lower level deck was amazing as well. We had a fire going often. Anna was a delightful host. Instructions were plentiful and her communication was excellent. It is so great to find a rental that is truly dog friendly, has acreage to explore, a private pond AND private river access. We truly can’t wait to return! <3

My husband and I plus our two dogs had such a wonderful time here! We wished we stayed longer as there was so much to explore on the property. Our dogs also had the best time running free and exploring. The firepit by the river was so relaxing and the fall views were just breathtaking! We cant wait to book another trip here! Anna was a great host and everything was exactly as described.

Pond and Perch was great, and Anna was an extremely friendly and helpful host. It was an easy drive from NJ. The house was private and peaceful, and it was exactly as it had been described. My wife, dogs and I enjoyed the walks to the river and saw a fair bit of widlife. Would definitely come back!
